What difference does choosing the best agent make when selling your home?

Have you ever wondered why so many property sellers are so frustrated and angry with their agent by the time their property has sold? I must say this does seem puzzling considering sellers have so many agents to choose from. Having spent 20 years as an agent selling property and eventually owning and managing a real estate sales company, I am convinced that the problem is due to sellers’ underestimation about the importance and ultimate effect of their agent in the sale of their property.

I am often surprised that so many people believe that a real estate agent has little to do with the overall result property owners obtain when selling their home. It’s as if they believe agents have little influence in the overall outcome. Consequently, few sellers perform the due diligence necessary to identify, evaluate and choose the best agent for their needs; an agent who has a proven track record in selling properties similar in type, location and price range and a proven track record in outstanding customer service.  As an industry insider, I am certain that if people were more aware of the effect an agent has, the consumer would do far more to ensure that they have the best agent for their needs. Instead, most people are very casual in their process of identifying and choosing an agent to represent them.
